Unashamed Trumpet Blowing

Sometimes a little trumpet blowing is warranted. Working on behalf of Cluttons, D Hammond has just completed an £800k beautiful, industrial feel refurbishment of two floors of a converted warehouse in Dufferin Street, Islington. The project didn’t throw up any huge challenges, didn’t threaten to go over budget or schedule and has created modern, aspirational office space, with minimum disruption to those using the building during the work.

The project

D Hammond was tasked with a complete strip out and refurbishment of approximately 960 sq m in the third and fourth floor offices of a converted warehouse.

The client and the agent wanted to create an industrial feel. Sections of exposed brickwork, exposed beams and columns and high-quality wood flooring have all contributed to delivering this. The mechanical and electrical (M&E) design was also integral to the feel the client and agent wanted. All pipe and duct runs, conduit and containment are exposed, as well as the lights and air conditioning units, and the attention to the industrial theme runs through to the black perimeter trunking, installed with matching black sockets to complete the look.

D Hammond rose to the challenge of carrying out a sizeable refurbishment discreetly and safely, causing little to no disruption to the businesses operating in the offices above and below. No small feat when the works included the removal of the old ceiling on the third floor to improve fire protection.

With every project D Hammond looks to work with clients to include solutions which improve sustainability. For this project, as well as a far more efficient air-conditioning system, surface mounted LED lighting was used to reduce energy consumption.

The results

The refurbishment has created a modern, aspirational, safer, more sustainable open plan office space that has proved highly marketable.

Managing a project successfully to completion on time and budget and keeping inconvenience to a minimum for existing building users are key deliverables on all D Hammond projects and on these measures this project is a success to be proud of.
